No building permits shall be issued until the plat <br />is approved and recorded by Ramsey County. <br />9. The Developer shall furnish a $1,000 security for 7 <br />years to guarantee the ponding and control structures <br />to be included in the Letter of Credit provided for in <br />Section 4.5 of the Contract for Private Redevelopment. <br />10. The developer shall install lot corners prior to <br />approval of the building permit. <br />11. Developer shall install metal fences posts (minimum <br />7 - 1/2 feet long) at lot corners prior to utility <br />construction. <br />12. The Developer shall select street names and addresses <br />for the lots and secure approval from the City and U.S. <br />Post Office prior to approval of the final plat. <br />13. Final occupancy permits for each phase of the project <br />shall not be issued until water, sanitary sewer, storm <br />storm sewer, concrete curb and gutter and bituminous <br />base to service such phase have been installed the area <br />of the project where the building is located. <br />14. Building signs and other signs shall meet City Code <br />requirements and be uniform throughout the P.U.D. <br />15. City Code Chapter 40.24, Subd. B(4), requirements <br />shall be satisfied. <br />• <br />16. All requirements of City Code Chapter 40.24 Subd. <br />B (8) through B (13), shall be satisfied. <br />17. The Development Phase Plans of the P.U.D. shall meet <br />the approval of the Mounds View Fire Chief. <br />18. If the Developer acquires the single family house west <br />of McDonald's Restaurant, the property shall be <br />included in the planned unit development. <br />19. The Developer shall install plantings on the south side <br />of County Road H-2 in the area of the parking lot <br />exits to County Road H-2 in accordance with approved <br />P.U.D.'s landscaping plan. <br />• <br />
