adjacent residential zoning districts; <br />4. a graphic illustration of the visual impact of <br />the proposed tower, at a scale that does not <br />exceed five degrees of horizontal distance, <br />presented from the specific points identified <br />within the line of site analysis; and <br />5 such other additional information as may be <br />required by Town Staff to fully review and <br />evaluate the potential impact of a proposed <br />tower. <br />The exact location of the specific points to be <br />included within the line of sight analysis shall be <br />determined in coordination with the Town Staff, <br />prior to preparation and completion of the <br />analysis. <br />c. The visual impact analysis shall be prepared and <br />sealed by an engineer or architect registered in <br />the State of Florida. The Town of Jupiter, at the <br />expense of the applicant, may employ consulting <br />assistance to review the findings and conclusions <br />of the visual impact analysis. <br />d. The Town Council, following an advisory <br />recommendation by the Planning and Zoning <br />Commission, may deny any application for a special <br />exception to permit construction of a communication <br />tower if the line of sight analysis indicates any <br />of the following may occur: <br />1. the tower will be highly visible from one or <br />more public. rights -of -way; <br />2. the tower may adversely affect a residential <br />neighborhood, indicated when an average of at <br />least fifty percent (502s) of total height of <br />the proposed tower will be visible from the <br />one or more of the specific points utilized <br />for the line of sight -analysis; <br />3. the tower may adversely affect adjacent <br />nonresidential properties; and <br />4. the proposed tower will be of a height, bulk <br />and scale that is not compatible with <br />surrounding residential and nonresidential <br />uses. <br />(2) Additional uses permitted onsite. <br />a. Communication towers may be located on sites <br />containing .another principal use in the same <br />buildable area. Communication towers may occupy a <br />leased parcel on a site meeting the minimum lot <br />6 <br />• <br />
