Rudnitski Subdivision <br />January 10, 2004 <br />Page 2. <br /> <br />Easements <br /> <br />Usually with every subdivision of land, the City requires that drainage and utility easements be <br />dedicated around the perimeter of the lot. The subject property 8265 Spring Lake Road <br />already had a perimeter utility easement dedicated which will need to be vacated and re- <br />dedicated to be consistent with the adjusted north lot line. The Rudnitskis have consented to <br />the new easement and the executing document will be forwarded to their mortgage holder for <br />written authorization prior to being recorded with Ramsey County. <br /> <br />To effectuate the release of the existing easement, which will have been replaced by the newly <br />amended easement, the Mounds View Charter requires that an ordinance be adopted. That <br />ordinance has been prepared and is on the agenda for first reading on January 10 with the <br />public hearing, second reading and adoption scheduled for January 24, 2005. (While the <br />subdivision does not necessitate a public hearing, the release of the easement does.) <br /> <br />Public Notice. <br /> <br />Public notice is not required for this subdivision request. Given that no new development will <br />occur, a public hearing or public notice was not warranted. Both subject property owners have <br />received a copy of the report and support the approval of the subdivision request. <br /> <br /> <br />Recommendation: <br /> <br />Staff recommends that the City Council approve Resolution 6419, a resolution approving a lot <br />line adjustment (minor subdivision) between 8265 and 8281 Spring Lake Road, with <br />stipulations. <br /> <br /> <br /> <br />_____________________________________ <br />James Ericson <br />Community Development Director <br /> <br />Attachments: <br />1.
