ITEM #6 <br /> • REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: August 21, 1996 <br /> Staff Report by: Pamela Sheldon, Community Development Director <br /> Planning Case 455-96 <br /> File No.: <br /> Request: The applicant is requesting a 20 foot variance from the 100 foot <br /> width requirement for corner lots. <br /> Petitioner: Mounds View Economic Development Authority <br /> Location: 8265 Spring Lake Road <br /> PIN No. 06-30-23-23-0003 <br /> Total acreage of existing property is 17,440 square feet <br /> Zoning Land Use: The property is currently zoned R-1, Single Family <br /> Residential. <br /> • Applicable Regulations: Section 1004.02, Subd 2., requires a 100 foot frontage for corner <br /> lots <br /> Section 1125.02 outlines variance criteria and procedures. <br /> Attachments: Zoning Map <br /> Surveyor's Certificate <br /> Planning Application <br /> Hardship Statement <br /> Background: Due to the deteriorating condition of the house located at 8265 Spring <br /> Lake Road, the Mounds View Economic Development Authority(EDA) is <br /> in the process of purchasing the property. The EDA created a Housing <br /> Replacement Program to demolish hazardous homes and to redevelop lots <br /> to provide safe, decent and sanitary housing. <br /> The house located at 8265 Spring Lake Road was foreclosed by the <br /> Department of Housing and Urban Development and offered to the EDA <br /> to purchase prior as a result of the poor condition of the home. The poor <br /> condition of the home made the home ineligible for an FHA loan. The <br /> EDA sent an appraiser out to survey the condition of the property and <br /> found that the foundation was bowing which would eventually collapse. It <br /> • is the intention of the EDA to demolish the house and sell the property to a <br /> buyer/developer team for redevelopment of the lot. <br />
