Planning Case No. 457-96: 8480 Pleasant View Drive • <br /> September 18, 1996 <br /> Page 4 <br /> Staff recognizes that Option 2 involves more expense for the property owner, in that they <br /> would need to relocate the sliding glass door. This option takes into account, however, <br /> that there is sufficient room on the lot for the porch at the existing allows for better <br /> buffering to the neighbor's property and continues the existing setback of the house. It <br /> also places the three season porch in an area where it will get more sun exposure rather <br /> than it being in the shadow of the house. There is some question whether the request for a <br /> variance to 10 feet from the rear property line is the minimum required to address this <br /> hardship when space is available in the side yard. More information is needed from the <br /> applicant about the floor plan of the house to know if this option is feasible. <br /> Staff Recommendation: If the floor plan of the house makes it feasible, approval of a <br /> variance allowing a three-season porch on the east side of the house at 22 feet from the <br /> rear property line rather than 10 feet as requested by the applicant. <br /> • <br /> • <br />
