Such parking is in excess of that required on the lot upon which the <br /> principal use is located. <br /> b. Where the parking facilities are located on a lot abutting property in a <br /> residential district, the setback between the parking facility and the <br /> common property line shall comply with the provisions stated in Section <br /> 1121.11 Subd. 3. <br /> b-c. Applicable conditions of Chapter 1121 of this Title are satisfactorily met <br /> and fully complied with. <br /> rd. Section 1121.09 Subd. 11 is hereby amended to read as follows: <br /> Subd. 11. Curbing and Landscaping: Except for single-family, two-family and <br /> townhouses, all open off-street parking shall have a perimeter curb barrier around <br /> the entire parking lot; said curb barrier shall not be closer than five feet (5')to any <br /> lot line, except as provided in Section 1104.01 Subd. 3.d. and 1121.11 Subd. 3. <br /> • Grass, plantings or surfacing materials shall be provided in all areas bordering the <br /> parking area. <br /> Section 6. Section 1121.11 Subd. 3 is hereby amended to read as follows: <br /> Subd. 3. Accessory off-street parking shall be not less than five feet (5') from any lot line, <br /> except as provided in Section 1104.01 Subd. 3.d. and where parking lots which <br /> serve churches or any commercial uses are located on property abutting property <br /> in a residential district, the setback for the parking lot from the common property <br /> line shall be as follows: <br /> a. Where the site size occupied by such church or commercial use is two and <br /> one-half(2.5) acres or less, setbacks for parking lots shall be a minimum of <br /> twenty feet (20') the common property line. <br /> b. Where the site size occupied by such church or commercial use is more <br /> than two and one-half(2.5) acres, setbacks for parking lots shall be a . <br /> minimum of thirty (30') from the common property line. <br />
