The applicant is not intendi�g to alter the <br />driveway's configuration in conjunction with the garage construction, but plans to do so in the <br />near future. As preseni�ed, the praposa.I meets all of the criteria imposed by the Code, as <br />addressed in the dimensional requirements above. <br />Of the criieria listed in Section 1125.OI, Srab. 3 far grantir�g conditional use pernzits, the proposal <br />appears to satisfy the requirements with the possibl� exception of two: <br />(2) "The use wi�l be suf�ciently compatibl� or separated by distance or screening frorn <br />adjacent residentiatly zoned land so that existing homes will nat be depreciaied in value...9' <br />(3) "The structure and szte shall have an appearance that will not have an adverse effeci <br />upon adjacent residential properties." <br />;; <br />Depending upon one's interpretation of the requ�st in �erms of the "iniensity" of the proposed <br />garage in comparison ta the exisfing home and neighboring homes, the praposal ma�r be in conflict - <br />with the two above-noted criteria. Our only concern with this proposal is ihe size of the garage `"' <br />(1264 sq.ft.) in comparison io the house (660 sq.ft.) The width of the garage frorn the streei <br />view, however, is similar to the house. The bulk of the garage wsil not be seen from the street. It <br />is desirable from a community perspective to have property owners imgrove their properties urith <br />garages since the properties are then usually kept in better order. Present day staff does noi kzao�� <br />how the Planning Camgnission has viewed this issue in the past and is seeking guidarice. <br />C'one�a�s�o�o <br />Sta.ff is favorable toward the granting of this CiTP, but is concerned about the size of the garage in <br />comparison to the home. Staff is requesting guidance from the Planning Commission on this issue <br />for this case and for future reference.
