The minimum requ�rements as <br />stated in the Zoning Code for an interior lot a.re a size of i 1,000 square feet and lot width of 75 <br />feet. Both of ihese conditions wouId be met. <br />In a letter dated January 24, 1997, staff advised the applicant thai the City would be requiring ih� <br />dedication of drainage and utility easements for the new lot and possibty for a portion of th� <br />remainin� lot. The particular dimensions and locations of the necessary easerr�ents have been <br />dra.fted by sta,ff , a copy of which has 6een sent to the applicant in a Ietter dated February 12, <br />1997. The City Code requires that notarized easement documents with the appropriate legal <br />descriptions be provided to the City for recordation with Ra,msey County. The applicant s�ali <br />provide these documents prior to City Council approval of this minor subdivision. Currently ther� <br />is a 10-foot north/south NSP easement crossing the property at its midpoint. In addition, there is <br />a 15-fooi drainage easement at ihe rear of the 30 foot southem extensior� o�the property, bui <br />daes not e�end through. <br />Staff varould require that a registered land surveyor bury iron monuments at the comers where the <br />Iots are proposed to meet to demarcate the new property line. <br />Contlusion: <br />Staff'is favorable to this minor subdivision as it does not create a non-confozming lot and is <br />consistent with ihe surrounding properties.
