These tre�s s�rve as an a.dditional buffer between the proposed building and <br />adjaeent parcels. There are pians in the fuiure to create nature trails and hik�ng paths in the open <br />area behind the siie. ReYention of this wooded area will allow for a mare opaque screen while <br />retaining the natural character of the site. <br />Comclusion: <br />With the exception of the 15 foot setback of the parking area in the front yard a.�zd their request <br />for the parkin� area variance, the applicant is meeting aII the conditions unposed by Code. <br />Staff is favorable toward recommending approval af the development review wiih two conditions: <br />The applicant obtain a permit from the Rice Creek watershed District and update �he site plan io <br />show a 4� foot front setback for the parl�ing area. Staff is also favorable toward approving the <br />parking area variance with the condition that th� parkin� be deveioped at a Ia�er date ii de�med <br />necessary by the City Council.
