Item #6 <br /> • REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: December 4, 1996 <br /> Staff Report by: Pamela Sheldon, Community Development Director <br /> Planning Case <br /> File No.: 468-96 <br /> Request: The applicant is requesting a variance in the Sign Code to allow the <br /> installation of a monument-style directional sign at one driveway <br /> entrance on Highway 10 and one on County Road 1-12. <br /> Petitioner: Saturn Development <br /> Location: 2375-2395 Highway 10 <br /> PIN No. 08-30-23-31-0001,2,3 <br /> Zoning/Land Use: B-3 <br /> The property at 2375 Highway 10 is being used for the existing Saturn <br /> dealership, and at 2395 Highway 10 for an existing Citgo gasoline <br /> station. <br /> Applicable Regulations: The regulations applicable to this request are stated in the attached <br /> . resolution. <br /> Attachments: Diagram of sign <br /> Background: <br /> At your meeting on November 20, 1996,the Planning Commission discussed a proposal from <br /> the Saturn dealership to add two monument signs to their property, which is proposed to <br /> expand to include their existing site plus the Citgo gasoline station. The monument signs <br /> would measure 5 feet high by 8 foot 6.5 inches wide (42.7 sq.ft.) and they would be located at <br /> the westernmost driveway on Highway 10 and the easternmost driveway on County Road 1-12. <br /> The Planning Commission indicated that it was favorable to this request since the overall sign <br /> area on the site is less than allowed by the Sign Code, and the signs are needed to assist in <br /> directing customer traffic. A resolution has been prepared granting approval for this request. <br /> The criteria to be used in evaluating the variance are stated in the resolution, along with <br /> suggested findings as to how the criteria are met.
