The conditions af approval may need to be <br />adjusted at that time, ta reflect wha� we learn from Rice Creek and the City Er�gineer. <br />This project will require approval af a wetland alteration pemut because grading is being don� in <br />the buffer area for the detention pond and a portion of the parking lot is in the �uffer area �s well. <br />The �irst �tem can be handled as an admix�istrative approval by staff; tlne second requires City <br />Councii approvai. These requiretnents are reflected in the conditions of approval recommended by <br />Resolution No. 496-97 <br />Parking: The last issue of significance with Yt�is project is the parking situation, which was <br />discussed at your last meeting. The parking ratios in the Zoning Code would require 87 spaces far <br />this faciliiy. <br />VVarehouse: 19,325 sq.ft. divided by 500 + 8 spaces = 38.65 + 8= 47 spaces* <br />Qffice: 5,954 sq.it. divided by 175 + 3 spaces = 37 spaces <br />� Total: 84 spaces <br />� Each fraction of 1/2 or more shall coastitute another space (Section 1121.08. Subd. 1) <br />�taff has prepared a resolution approving a variance request in the pazking ratios which will apply <br />fio ttus property. Tkte revised ratios would result in a requiremeni for 43 spaces (19 spaces for <br />warehouse; 24 spaces for office). The site pian shows 42 spaces. Staff is suggesting tha� �.vo more <br />spaces be shown at the end of the parking bay across the front of the properiy, so the total <br />provided is 44 spaces. The resolution includes a condition to ti�is effeci, and a requirement thaic ttte <br />applicant is obligated to build up to 40 additional parking spaces if it is deemed necessary by the <br />City.
