'I'he other landscapu;� is acceptable. <br />Nluch of the existing tree cover wili be retained to provide a full screen from batl� County <br />Road J and Coral �ea Sireet. MosY af fihe rear elevation will a.lso be screened from any <br />fiati..�re park dev�fopments on adjacent land. <br />VVFiIEREAS, the City Engineer has reviewed the drainage plan for this site and l�as found <br />ii acceptable and consistent with the Master Dra.inage Plan previously approved by the Ciiy <br />Council and Rice Creek Watershed District. <br />WHEREAS, ihe City Fire Maxshal has reviewed ihe siie plans a.txd f nds the layout rneets <br />Fire Department requirements for emergency vehicle access; and, J <br />W��1�.EAS, the approximately 40 square feet of signage u�dicated on the site plans is <br />within the 1 q0 square feet allowed by the IV�[unicipal Code. <br />NQW, THEREFQRE, BE IT RESOLVED, that the Mounds View Flanning Commission <br />does hereby recornmend to ihe City Council tIaat the development review for ihe ZEP <br />Nlanufacturing proposal at 849� Coral Sea Street as presented by Benson-Orth Associates be <br />approved su�ject to ihe following contingencies: <br />The granting of #his developrnent review is contingent upon the granting of a <br />wetland atieration perniit from the City and a pemut from Rice Creek V4�atershed <br />District and shall be null and void if these approvals are not received within i20 <br />days from the date on which the City Council acis to grant ihis development <br />review. In no event shall any building pernuts be issued until such time as the <br />wetland alteration pemut from the City of Mounds View and the permit from Rice <br />Creek Watershed I)isirict have been obtained. <br />2. Prior to action by the City Council on this devetopment review, ihe applicant shaI1: <br />a.
