The environment�l. concem is whether ar not the tanks were properly <br />removed. Although the City is not buyzng the progerty, they may wani tv assurance that no contaminates <br />will show up ixr any private wells in the future. <br />"I°he drainage w�ll flow to MnDOT right-af-way so the applicant will need a Mn]70T pernut to work in their <br />right-of-way. Rice Creek Watershed DistricC shoiald alsa be no�fied to verify that they do not have any <br />concems on this project. The Maunds View Hfydrologic Review data sheet is attached for your records. <br />Runoff calculations were not ir�cluded as part of the submittal. Since the Iand use is not changing a. >'' <br />irnpervious surfaces are not being increased, deCailed calcttlations are rcot required. However, a�ading plan <br />that shows the existing drainage and one with the proposed draiztage plans should be provided for reference. <br />Since the storm sewer system will rep�ace the existing dra�inage system which currently flows directly tio the <br />MnDOT di.tch, there are small drainage changes which should be noted by the applicant. <br />The proposed entrance wiU need a more detailed review in regards to traffic. I showed the site plan to our <br />trafftc engineer and he indicated a concem an the tocation of the entrance to the site. If cars are stacked to <br />get into the site, it could cause a problezn to vehicles tucning anto Spring Lake Road from Highway IQ. A <br />better atternative �ay be to make the north entrance a one-way in and the south entrance a�one-way out. <br />Before the site is presented to Council, the applicane should lzave a traffic e�gi�eer provide input an the <br />location of the drives. If the city desires, we are availahle to do a rnore detailed review of the site to <br />deterriune actual site distances and entrance Ia�caiions. Fees for a more complete review af the site will need <br />reimbursad. <br />- The last consideration is the actual connection of the drives io �pring Lak� Raad. Sprin� Lake Road is <br />scheduled to be reconstructed in I998. If the drives are incorrectiy insCalled, they would need to be <br />reconstructed as part of the roadway improvement project. A 1zt�file foresight shovid prevent this. Also, the <br />road will be reconstruc�ed ta State Aid standards which may put a restricrion on the iocation of their <br />driveways.
