It was decided that if'the applicant was able io provide a revised site plan prior ia <br />your li�larch 19, 1997 meeting, the Planning Commission would be able to examine it and perhaps <br />offer input as to ihe site plan's suitabiliiy with regard to the issues that were previously discu§sed, <br />such as th� paricing configuration, setbacks, curb-cut on Sprin� Lake Raad, etc. <br />;:; . ` 3 ��3[TEa <br />The revised site pIan date stamped 3/14/97 indicaies ihe revised parking lot con�figuration with the <br />appropriate nuenber of s4alls and revised seibacks that have beer� increased from the previous site <br />plan. Previous siie plan examples had the parking lot at close to the minimum sethack from <br />Highway 10. This setback is now 11 and 12 feet ai the twa ban4cs af parking stalls that front <br />I�ghway 10. The increased setbacic will allow for a larger and more effective buffer between the <br />use and the 3ughway. The curb�cut on Spring Lake Road has been moved back further from ihe <br />intersection to minimize possible congestion and tra.f�c conflicts be4ween vehicles attempting to <br />gain access to the use and those waiting to access Highway 10. <br />The appiic�nt has indicaied that ail of the existing impervious surface wili be removed fio allow for <br />a seamless, high quality parkin� and driveway surface. <br />�. . - : t, ° <br />If the Pla�nin� Commission is able to review these plans and o�er any recommendations as to the <br />#�nta�ive accep�ability of the site plan, this wauld better prepare the appizcant to provide a <br />satisfactory site plan for final review with the Planning Commission on .Aprii 2, 1997. The <br />applicar�� r�vill not b� a.t your Marrch 19, 1997 meeting.
