PbcrA
'
January 27, 1997
•
The Honorable Duane McCarty
Mayor, City of Mounds View
City Hall
2401 Highway 10
----- --- Mounds View MN 55112..
Re: 2975 Highway 10 :: ;.;x; ,
v .Sy
Mounds View, MN
Dear Mayor McCarty:
I have submitted an application to the City of Mounds View for a Conditional Use
Permit to operate an automobile lubrication retail facility at the above-referenced
location.
The name of the business at this location will be Spot's Quick Lube, Inc., which is a
sister company of Bill Clark Oil. Bill Clark Oil has been involved in the wholesale of
lubricants for 34 years and is a substantial corporate citizen in Eden Prairie.
I anticipate that this business will employ 5 full-time and several part-time empk gees. •
In addition, I anticipate that while the success of the business will be enhanced by the
well-trafficked Highway 10, we will also attract business to the street that will benefit
other businesses.
I look forward to working with the city Planning Department to develop site plans that
will ensure the addition of an attractive business on the street and maximize on curb cuts
and other amenities that will work with traffic flow pressures.
These site plans will include modifications to the site that will screen and protect the
nearby residential district such as fence repair and/or replacement, and any necessary
fence extensions, upgrading the lighting to meet the Planning Commissions lighting
standards and the enclosure of outdoor storage, including garbage, vehicles and
equipment. Moreover, I intend to enhance the visual appearance of the site by making
necessary repairs to the building and parking lot, as well as by performing landscaping
that will both meet the requirements of the Planning Commission and will bolster the
overall appearance of the site. A site plan will be submitted shortly and will include the
landscaping details.
My attorney and I are working closely with Mr. James Ericson of your Planning
Department. Mr. Ericson has been extremely helpful. We look forward to continued .
•
cooperation with the City. Should you or any council member have any questions or
