MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 35-81 <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />RESOLUTION RECOMMENDING APPROVAL OF A <br />DEVELOPMENT PROPOSAL FOR A RETAIL/OFFICE <br />BUILDING AS REQUESTED IN PLANNING CASE 94-81 <br />WHEREAS, the applicant, Frank M. Langenfeld and Sons Construc- <br />tion, Inc., has requested development approval of a 5,160 square foot <br />retail and office building; and <br />WHEREAS, the proposed site plan meets minimum code require- <br />ments with the exception of parking space requirements; and <br />WHEREAS, the number of parking spaces required is 41 while the <br />site plan provides for 36; and <br />WHEREAS, the proposed size building is average and necessary <br />for the use intended; and <br />WHEREAS, the shape of the lot is irregular as to make it <br />difficult to provide additional spaces; <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission recommend approval to the City Council under the following <br />requirements: <br />1. All parking spaces to be 9~ x 20,feet with exception <br />of handicapped. <br />2. The applicant requests the rezoning of the property <br />from B-3 to B-2. <br />3. The applicant install water service from existing <br />City water main and agree to be assessed for future <br />water main improvement. <br />4. A development agreement be required to include the <br />following: <br />a) Exhibits: Legal Description <br />Site plan <br />Plans and Specifications <br />Resolution No. 983 Requirements <br />Resolution No. 983 Security ($2,000.00) <br />b) Development Agreement Security ($34,000.00)
