U-1 <br />Resolution No. 73-83 <br />Page 2 <br />Such approval is contingent upon the following: <br />1) The applicant submit to the City a drainage plan which <br />meets with the approval of the City Engineer and Rice <br />Creek Watershed District. The drainage plan shall <br />include: <br />a. A single swale between the two townhouse structures <br />directing drainage to a combined holding area in the <br />rear yard. <br />b. All water from the front driveway area to be directed <br />to the rear yard. <br />c. An emergency overflow provision be provided from the <br />holding pond to Silver Lake Road. <br />2) The applicant submitting a survey of.all lots within this <br />application and such survey to be prepared by a registered <br />land surveyor. <br />3) A green space area of 13 feet to be provided from the <br />front lot line to the easterly edge of the improved drive- <br />way area for both townhouse lots and that the flared <br />approach to the surfaced parking area begin five (5) feet <br />west of the lot line. <br />4) Concrete curb and gutter to be provided with a flared <br />driveway entrance which meets Ramsey County requirements. <br />5) A county road access permit be obtained from Ramsey County. <br />6) A forty-five (45) foot front yard setback between building <br />and lot line be provided. <br />7) Drainage easements be provided for the swale between <br />buildings, the emergency overflow route and the holding <br />pond. <br />8) The applicant submit a landscape/planting plan, which shall <br />become part of the conditional use permit. <br />BE IT FURTHER RESOLVED that a Park Fund Dedication be paid and <br />development agreement executed prior to the Clerk -Administrator <br />approving the deed for the subdivision; <br />BE IT FURTHER RESOLVED that the Planning Commission directs the <br />City staff to forward this resolution and recommendation to the City <br />Council prior to approval of the minutes. <br />Adopted this 2nd day of February, 1983. <br />
