At the April 2 meeting, the Planning <br /> Commission reviewed the issues listed in the staff report as still needing discussion. A brief <br /> summary of the discussion is noted below: <br /> * Comprehensive Plan Amendment: Planning Commission members felt that the current <br /> designation was old, and needed to be reevaluated, given that the Comprehensive Plan <br /> was adopted in 1979 and subsequent efforts to amend it had looked at other options for <br /> this property. <br /> • * Traffic and Access: Planning Commission members felt that they needed the data from <br /> the revised traffic study before coming to any definite conclusions on this issue. (This <br /> study was not available for the April 2 meeting but will be available for the April 16 <br /> meeting. The preference of Commission members was for the re-alignment of Edgewood <br /> and a full-movement, signalized intersection where Edgewood and the driveway entrance <br /> to this project would be aligned. It was recognized, however, that to date, MnDOT has <br /> not been willing to allow a full movement intersection or the addition of a traffic signal <br /> between Long Lake Road and County Road H2. <br /> * Parking: The :eneral con . . e - - . _ <br /> - : • ..: .: . . - ' rren rate® <br /> of 1 space for every 4 seats as the parking requirement for this project, with a <br /> requirement that the applicant show proof of parking for 700 spaces. The current ratio <br /> would result in 662 parking spaces being required. <br /> * Buffer Area along County Road H2: The suggestion was made that the final design of <br /> this area be settled at the development plan stage. Three options have been presented by <br /> the applicant: <br /> (1) Ieaving the woods as is <br /> (2) leaving the woods and adding additional trees, using coniferous species, at the <br /> north edge of the buffer area to better screen the office buildings and fence in <br /> • winter months <br /> (3) removing the existing trees and replacing them with berming and more manicured <br /> landscaping <br />
