1 Twin Cities Habitat for Humanity <br /> • <br /> "Building Community" <br /> May 9, 1997 <br /> James Ericson <br /> City of Mounds View <br /> Planning Commission • <br /> 2401 Highway 10 <br /> Mounds View, MN 5112-1499 <br /> Re: Request for Variance <br /> Dear Mr. Ericson: <br /> We are requesting a Variance for front yard setback at 5377 Quincy St., Mounds View. <br /> The request is to allow the construction of a covered front entry on the rambler style <br /> house we are building at this address. The dimensions of the covered entry are 14' <br /> wide by 4' deep. This covered entry would be open on three sides, with railing and <br /> pickets per code requirements or by the city's request. A copy of the elevation of the • <br /> house with this covered entry is attached for your review. <br /> The hardship we are encountering is that the dimensions of the lot in conjunction with <br /> the depth of the house give us no latitude in pulling the house back. The depth of the <br /> lot is 84', with the house being 24' deep and the front and rear setbacks are 30' each. <br /> The footings and foundation have been set and we are unable to move the house back, <br /> if that may be the suggestion of the Commission. <br /> Our reason for this request is that as part of decent, affordable housing, we feel it is <br /> necessary to have a covered entry, especially the main entry, that will provide protection <br /> from the weather for the family and their guests.
