The line running to the furnace is <br /> leaking and needs to be replaced. At the time the air conditioning was installed, the basement was <br /> finished and converted into living space. The line is in the ceiling which is sheetrocked and <br /> textured, effectively preventing its removal. Putting the air conditioner in the front would permit <br /> easy access to an unfinished part of the basement where the furnace is located. The applicants <br /> propose to landscape around the unit with shrubs and other plantings to screen it from public view. <br /> Analysis: <br /> The Code states in Section 1103.06, Subd 2 that air conditioners are allowed in side and rear yards, <br /> but not in front yards. The intent of this Code is to maintain a uniform, consistent and uncluttered <br /> curb-side appearance of homes in the City. The variance is requested to alleviate the hardship that <br /> the applicants currently face. The applicants did not cause this hardship. Granting of this variance <br /> would not be materially detrimental to the purposes of Zoning Code nor will it have the effect of <br /> impairing adequate supplies of air or light to adjacent properties. <br /> Recommendation: <br /> Approve Planning Commission Resolution No. 512-97 granting approval of a variance to allow <br /> • for the location of an air conditioning unit in the front yard of 2209 Bronson Drive, subject to <br /> stipulations. <br /> N:\DATA\USERS\PAMS\SHARE\DEVCASESW94-97\AC-VAR.RPT <br />
