Subd. 2: Criteria for granting variances. <br /> Attachments: Planning Application <br /> lication <br /> Zoning Map <br /> Site Plan <br /> Photographic Documentation <br /> Letter from the Applicant <br /> Letter from Neighbor <br /> Planning Commission Resolution No. 524-97 <br /> Background: <br /> Paul Jacobs is requesting a variance to allow a driveway curb cut opening of 25 feet, three feet <br /> more than what is allowed by the Code. The driveway has already been constructed, a photo of <br /> which has been attached. Mr. Jacobs, who did the work himself, was not aware of the width <br /> requirements for driveway curb cuts when his was installed. The extra width is required for the <br /> many vehicles owned by the family and to compensate for the length of the driveway, which is only <br /> 33 feet long. Mr. Jacobs' letter supporting his request is attached, as is a letter of support from a <br /> neighbor. <br /> Analysis: <br /> • According to Section 1121.09, Subd. 5, driveway curb cuts in single family residential districts are <br /> limited to a 22-foot width. The applicant is requesting an additional three feet. The property is <br /> located on the southwest corner of Ridge and Brighton Lanes. The amount'of street frontage <br /> facing Ridge Lane, the street from which the driveway access is gained, is 135 feet. While the <br /> Code is clear about the maximum width allowed, it does allow for a driveway width of 35 feet. <br />
