Location: 5xxx Program Avenue PIN Nos. 08-30-23-44-0002, 08-30-23-44-0012, 08-30-23-41-0012, 08-30-23-44-0016 Zoning/Land Use: PUD/Vacant Land Applicable Regulations: Charter Section 12.06 -- Vacations Chapter 1201 -- General Subdivision Regulations Chapter 1202 -- Subdivision Plats and Procedures Section 1204.02 --Park Dedication Requirements • Attachments: Planning Application lication Zoning Map Plat Reduction Planning Commission Resolution No. 531-97 Background: At your last meeting on October 1, 1997, the plat for the Mounds View Business Park East Second Addition, otherwise known as the Building N site, was discussed. While this was originally approved by the City Council on October 24, 1994, the plat was not filed with Ramsey County within the time frame allowed, so it needs to be reviewed again by the Planning Commission and reapproved by the City Council. Summary: The Building N project site consists of approximately 6.89 acres of vacant land with approximately 1,100 feet of frontage on Program Avenue. The site is bordered by the Clinch-On Products building to the north, Program Avenue and Interstate 35W to the east, R. J. Riches Restaurant and a car wash to the south, and McDonald's Restaurant, Mounds View Inn and the C. G. Ill building to the west. The Building N site consists of four separate legal parcels which are proposed to be joined together to form one new parcel. The parcels are all zoned PUD as a result of a 1994 rezoning adopted for this development. The footprint of the proposed two-story building to be • constructed on this site is planned to be 102,950 square feet. From the 1994 project summary, 168 parking spaces were to be provided. The plans submitted by the applicant on October 7, 1997 show only 162 spaces.
