Three additional handicap accessible stalls are required on Lot 2 located on either side <br /> of the building's main entrance and additional stalls shall be added to the underground <br /> parking to satisfy ADA requirements of one handicap space per every 25 spaces or <br /> fraction thereof. <br /> k. The landscaping detail on the individual site plans shall be removed so as to eliminate <br /> any inconsistencies with the master landscape plan. <br /> 2. Per the City Engineer's memo dated 11/14/97, the following items will need to be <br /> corrected prior to City Council action on this request: <br /> a. The outlet from the NURP pond located on Lot 3 shall be moved more to the <br /> southwest to provide and longer distance from the inlet to the outlet and prevent a <br /> short-circuiting of the water. <br /> b. The overflow from the NURP pond located on Lot 4 shall be positioned so as to <br /> ensure emergency overflows drain away from the garage and toward the street. <br /> c. The applicant shall ensure that the culverts under the St. Paul Water Utility are 4111 <br /> operational. <br /> 3. Per the Fire Marshal's memo dated 11/12/97, the following items will need to be corrected <br /> prior to City Council action on this request: <br /> a. The fire department connections for the senior residential building and the two-story <br /> office building shall be shown on the plans to be readily accessible year round and at <br /> all times. <br /> b. An additional fire hydrant shall be added to the utility plan on the east side of Silver <br /> Lake Road near the south end of the senior building. <br /> 4. Before any permits are issued for this subdivision(building, grading or otherwise), the <br /> applicant shall accomplish the following: <br /> a. The park dedication fee in an amount specified by the City Council shall be paid as <br /> required in Section 1204.02 of the Municipal Code according to the appraisal report <br /> dated October 31, 1997. <br /> • <br /> b. A separate easement document shall be executed which dedicates to the Citythe 30' <br /> P by <br /> 30' area labeled "Signage Easement"shown on the site plan at the corner of Highway <br /> 10 and Silver Lake Road. <br />
