• Planning Commission <br /> Memo <br /> TO: Planning Commissioners <br /> FROM: Jim Ericson, Planning Associate <br /> SUBJECT: Walgreens Development Proposal <br /> DATE: February 12, 1998 <br /> At your last meeting on February 4, 1998, the issue of whether or not it would be appropriate to <br /> rezone residential properties and amend the comprehensive plan to allow for the development of a <br /> Walgreens store at the northeast corner of Highway 10 and County Road I was discussed. <br /> Attached is the staff report from that meeting, along with revised site plans showing curb cuts on <br /> County Road I and memoranda from Benshoof&Associates with regard to traffic issues raised at <br /> • the last meeting. <br /> While the Planning Commission examined the proposal on a number of levels, little time was <br /> spent discussing the proposal from a broader perspective. Is the proposal appropriate given the <br /> existing land uses? This is the type of issue that the City(its commissions, Council and residents) <br /> through the comprehensive planning process will be addressing not only on the subject properties <br /> but on all properties within the City. As was brought up at the first community forum held to <br /> generate input for the comprehensive plan update, the City's residential areas are for the most part <br /> established with no foreseeable or desired changes. The primary focus will be on the Highway 10 <br /> corridor--the properties fronting Highway 10 and those adjacent to them. The current proposal is <br /> one such example of this. <br /> With the additional information that will be presented both herein and at the meeting on February <br /> 18, 1998, staff will be seeking direction from the Planning Commission with regard to drafting a <br /> resolution recommending either approval or denial of the rezoning and comprehensive plan <br /> amendment requests. <br /> • <br />
