Housing Pressures/Density Considerations <br /> The primary effect of the strong freeway node of Interstate 35W and Highway 10 is <br /> the creation of land areas strongly oriented towards commercial uses. As a secondary <br /> effect, higher density residential development pressures are expected to follow. <br /> This has been evidenced in the past by the high demand and subsequent construction <br /> of a number of multiple dwellings in the vicinity of the intersection node. The <br /> reason is a dual one: excellent accessibility and undesirability of such land for low <br /> density residential parcels. <br /> The two sections of Mounds View divided by Old Highway 10 are experiencing <br /> qualitatively different housing pressures . Due to the fact that the north-south arterials <br /> Silver Lake Road and Long Lake Road are terminating at Highway 10 as far as volumes <br /> of traffic are concerned, much higher activity generally occurs in the southern portion <br /> of the community. The result has been greater pressures for higher density housing. <br /> Accordingly, the southern half of the community may experience greater pressures <br /> to effect higher density, alternative housing development. <br /> Environmentally Sensitive Areas <br /> A significant share of Mounds View's undeveloped lands are hampered by soil , slope <br /> or wetland limitations. Since the community is nearly 75% developed, this fact is <br /> Snot surprising, though it does suggest that remaining development pressures will <br /> necessarily require far greater attention to physical limitations and community-wide <br /> natural resource preservation needs . <br /> Anoka County Airport <br /> Although the Anoka County Airport is not located within the City of Mounds <br /> View, a major portion of the designated approach zone covers a sizeable strip <br /> in the northern part of the City (see p. 59 of the Inventory), and constitutes <br /> a definite development pressure . The airport presents a negative influence on <br /> existing residential development in the community. Attention needs to be <br /> directed at minimizing this adverse situation. <br /> In conclusion, in addition to economic considerations, a plan for the City of <br /> Mounds View will have to respond successfully to all the above mentioned physical <br /> problems. These pressures and limitations will have to be recognized and responded <br /> to in such a way that they become positive opportunity forces for the City. <br /> • <br /> 20 <br />
