j <br /> 111 THE INN AT CITY CENTER <br /> VADNAIS HEIGHTS, MINNESOTA <br /> PROJECT DESCRIPTION <br /> The proposed Inn at City Center, Vadnais Heights, Minnesota is a 112- <br /> room, five-story limited service hotel with parking for 135 cars on a site of <br /> approximately 2.7 acres. <br /> Project Location <br /> The hotel will be located within the City of Vadnais Heights' planned City <br /> Center redevelopment area on County Road E, near the intersection of <br /> County Road E and Interstate 35E. The City Center project, more fully <br /> detailed in another section, will include commercial, retail, and office <br /> development and the new Vadnais Heights City Hall. Wal-Mart will begin <br /> construction of a new facility at the southwest corner of 35E and County <br /> road E in the spring of 1993. <br /> III The hotel site is located less than one-half mile north of the 35E/Highway <br /> g ay <br /> 694 interchange, which contains one of the highest traffic volumes in the <br /> Twin Cities Metropolitan area. It is only 10-15 minutes from both downtown <br /> Minneapolis and downtown St. PaLl, and is conveniently located near two <br /> major regional shopping centers, Rosedale and Maplewood Mall, the <br /> University of Minnesota, Como zoo, and to a growing number of large <br /> corporate headquarters and businesses (please reference letters of interest <br /> from local business included in another section). <br /> Located directlyacross the street from the hotel is Perkins Restaurant,estau ant, open <br /> 24 hours a day. Adjacent to the hotel to the east is Ruberto's Restaurant, <br /> a 210 seat full-service restaurant and lounge specializing in American and <br /> Italian signature cuisine. Ruberto's also includes an attractive banquet <br /> facility of 6,500 square feet and an additional 3,000 square feet of pre- <br /> function and smaller meeting space. Ruberto's banquet facility is ideally <br /> designed for a variety of functions, including theater-style, conference, <br /> classroom, dinner, reception, and exhibition/display. The hotel and banquet <br /> facility will be excellent, business-generating compliments to one another. <br /> 3 <br />
