• Housing <br /> 1. There needs to be a unified plan on how to handle redevelopment of older residential <br /> areas and properties. There are problems with non compliance now. <br /> 2. Housing needs to be upgraded and maintained. <br /> 3. There is too much rental housing. <br /> 4. Large lots should be subdivided and Spring Lake Road should be extended south to <br /> provide access. Incentives should be provided to encourage subdivision. <br /> 5. Large lots should not be subdivided. <br /> 6. Point of sale requirements should be instituted to disclose code deficiencies but not <br /> require correction. <br /> 7. Loans and grants and other programs should be provided to upgrade housing. <br /> 8. Residents need to clean up their properties. <br /> Land Use <br /> 1. When the opportunity arises Towns Edge Terrace should be redeveloped as industrial. <br /> 2. There should be no residential fronting Highway 10. <br /> 3. The theater property should have a higher fence and/or a landscaped berm with <br /> conifers. <br /> • 4. Residential developers should keep as many trees as possible when developing new or <br /> redeveloping old housing. <br /> 5. R-2 uses acceptable along County Road H2 at Long Lake Road but not for properties <br /> away from H2. <br /> 6. Commercial developments should blend in with the community instead of providing <br /> blank brick walls towards community. Landscaped berms and a more residential design <br /> and feel should be provided. <br /> 7. Harstad property on the Long Lake Road wetland should not be developed. The type <br /> and number of homes which could be developed can not be determined until the extent <br /> of the wetland is determined. Drainage problems could occur along Louisa, Clearview, <br /> and Ridge Lane if the property is developed Increased traffic would cause safety <br /> concerns. <br /> 8. Harstad property should remain zoned R-1. <br /> 9. Controls of adult businesses need to be put in place. <br /> 10. If more commercial is to developed it should be along Highway 10. <br /> 11. Highway 10 should be main downtown area. <br /> 12. Any rezoning from residential to commercial should be considered on a case by case <br /> basis. <br /> Transportation <br /> • 1. A unified trail system should be provided joining both sides of Highway 10 including a <br /> 4 <br />
