• REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: May 20, 1998 <br /> Staff Report by: James Ericson, Planning Associate <br /> Planning Case No.: 524-97 <br /> Applicant: Ron and Jan Overton <br /> Request: The applicant is requesting a 16.6-foot variance from the established <br /> 54-foot front setback requirement to allow construction of a foyer. <br /> Location: 2824 Woodale Drive <br /> PIN No. 07-23-30-31-0042 <br /> Zoning/Land Use: R-1, Single Family Residential/ single family home <br /> Applicable Regulations: <br /> Section 1104.01, Subd. 3., requires a 30 foot front yard setback. Where principle <br /> • buildings in existence on one side of a block are set back more than 30 feet, the minimum <br /> setback shall be the minimum setback in existence for any one lot. <br /> Section 1125.02, Subd. 2 outlines the criteria to be used by the Planning Commission in its <br /> review of variances. <br /> Attachments: Planning Application• <br /> Zoning Map <br /> Site Plan,date-stamped 4/23/98 (Separate Attachment) <br /> Letter from Applicant,dated 4/22/98 <br /> - <br /> Letter from JoAnn Valley,dated 5/12/98 <br /> Encroachment Map <br /> Resolution No. 547-98 <br /> Background: <br /> The applicant is requesting a 16.6 foot variance from the established front yard setback to build a <br /> finished entryway/foyer onto the house located at 2824 Woodale Drive. The property is located in <br /> an established, mature neighborhood consisting of older, single family homes on over-sized lots. <br /> The property is 126 feet wide and 290 feet deep and covers 0.84 acres. The foundation area of the <br /> existing home is approximately 1,000 square feet. The Overtons plan on reconfiguring the interior <br /> 411 room layout to gain additional living space. In order to do this, an entryway/foyer will need to be <br /> added to the front of the home, within which the access to the lower level would be relocated. Due <br /> to practical difficulties, the expansion cannot be located in any other part of the house. <br />
