Looking at the vacant land on the north side of Highway 10, in the northwest corner of this <br /> thoroughfare and Eastwood Road, it is clear this site cannot be used for any business that relies <br /> on turning over a high volume of traffic. Although it is highly visible from Highway 10, its <br />• access is very limited and may even be very circuitous once all of the redevelopment of the area <br /> is done. Thus, this parcel has to be destination-oriented in nature. Furthemiore, most of the <br /> surrounding property is residential--both low-density and higher-density--so their presence may <br /> also have a limiting affect on the types of uses that could realistically go on this parcel. For this <br /> reason, its highest and best use is believed to be residential in nature; most likely being of a more <br /> medium-density type of facility such as townhomes or quadhomes. There is a possibility <br /> developing a destination-oriented business that generates little traffic, but a zoning change is <br /> needed, and the access points would also have to be addressed. <br /> A chart showing these conclusions is presented on the following page along with a map shov,,t.,;;;; <br /> the four sites that we see are the best candidates for redevelopment. <br /> Suggested Area Breakdown of the Developable Sections Within the Subject Area <br /> (Refer to the following chart "Subject Area Vacant Land Sites - Suggested") <br /> Approximate <br /> Area Location Developable Area in Acres <br /> 1.
