The purpose of this consultation assignment is <br /> to aid the City of Mounds View in detelinining realistic possibilities for development or <br /> redevelopment of the above referenced portion of Highway 10 in Mounds View. <br /> Summarized in this letter are the current land uses and those that do not exist in the surrounding <br /> area, and what land uses are a possible fit for the redevelopment/development area. In addition, <br /> we will discuss those existing uses within the subject area and what, if any, community value <br /> they contribute. We will analyze the issues of: the existing multifamily apartment complex, <br /> Pleasant Wood Apartments; the accessibility of the vacant land sites; and the constraints with <br /> regard to the wetland and surrounding low-lying areas. <br /> Description of the Subject Property <br /> As can be seen in the Aerial Photo provided earlier, the subject area is that portion of land to the <br /> north and south of Highway 10 between County Road I and Silver Lake Road/Red Oak Road. <br /> In addition to those parcels fronting Highway 10 within those boundaries, there are four <br /> residential parcels--two on each side of Sunnyside Avenue, approximately one half block to the <br /> north of Highway 10. Also included in the subject area are three sites to the south of, but not <br /> fronting, Highway 10. One is the new senior housing complex, Silver Lake Pointe and the other <br /> two are vacant sites which are situated at the northeast quadrant of County Road I and Silver <br /> Lake Road. The larger of the two vacant sites primarily consist of wetland and low-lying areas. <br /> S <br />
