With the additional 10 <br /> feet, the remaining property, at 11,000 sf, would meet the minimum requirements. This will be <br /> accomplished by means of a simple deeded land transfer between the two property owners. <br /> Issues: <br /> The proposed legal descriptions and certificate of survey have been reviewed by the City's <br /> Engineering Technician, who finds them in compliance with City standards in the proper form for <br /> recording. Staff has sent a copy of the certificate of survey to the City Attorney for his comments <br /> and to arrange for the drafting of an easement document to convey the drainage and utility <br /> easements shown on the survey. <br /> The only issue that exists with regard to this request is the park dedication requirement as stated <br /> in Section 1204.02 of the Municipal Code. It states that for all subdivisions of less than one acre, <br /> a five percent (5%) park dedication fee is required to be paid before the subdivision can be <br /> approved. According to the Ramsey County assessor's records, this property is valued at 1111$29,700. Five percent of that would amount to $1,485.
