The number of spaces being reduced does not exceed fifteen percent (15%) of the <br /> required amount. <br /> Subd. 2. The required area for the spaces being omitted must be available for later use if <br /> necessary. <br /> Subd. 3. The required area for the spaces being omitted must be complementary and coordinated <br /> with the proposed parking spaces and access tot he property. <br /> Subd. 4. The required area for the spaces being omitted shall be designated as undevelopable <br /> other than being used for parking or access. <br /> Subd. 5. A written agreement approved by the City Attorney shall be filed with the property <br /> requiring that the owner or subsequent owners be required to improve the omitted parking spaces <br /> if needed by the use of the property.
