Based on the information provided to us on June 10, 1997, we recommend that the <br /> following issues be discussed in greater detail prior to 5nal approval: <br /> ▪ Drainage of the property north of the site. <br /> • Impacts of drainage from Eastwood Road <br /> The following items also wiI need to be provided to SEH prior to a finaliiing our review: <br /> • A site grading planning with proposed elevations that show how the surface water runoff gets to <br /> the pond. <br /> • A grading pian of the pond showing side slopes and pipe inverts. <br /> • Hydrologic ins that intikAt*the expected highwater elevations in the pond for the 1 and <br /> 100 year storm events. <br /> Following is a discussion of each item in more detail <br /> Drainage of the property north of the site <br /> Based on the elevations shown on the submitted survey and city contour mao, a low area exist just <br /> north of the proposed site. The outflow elevation,based on the developers survey,is 910.9 feet. It <br /> appears the proposed plan blocks the drainage by ping a building over the natural overflow from <br /> this low arra The developer needs to show how they intend to maintain a 910.9 overflow elevation <br /> with gimii;ar discharge capacity to prevent fume flooding of the areas north of the site. <br /> Impact of drainage from Eastwood Road. <br /> A bituminous swale presently drains ruaof from Eastwood Road to the Highway 10 ditch. The swale <br /> is located on the developers property. The proposed plan locates a pond over the swale and thus may <br /> require a change of the existing drainage outlet from Eastwood Road. Since this is a public road <br /> which discharges runoff over private property, the City should determine the best way to drain 41) <br /> Eastwood Road. <br />
