• Notes: <br /> 'Land is identified as Mixed Use only if it contains building with stacked or multiple uses in which there is a significant <br /> amount of residential use. Properties with only a small amount of residential use (such as caretakers quarters, etc.) are <br /> assigned the predominant land use. <br /> Samples: <br /> Mixed Use land would typically include any of the following that meet the previously defined criteria: <br /> • Residential apartments over commercial or office <br /> uses <br /> • <br /> F. Industrial <br /> i.)Light <br /> Definition: <br /> Land used primarily in the manufacture,processing,fabrication, assembly, packaging, incidental <br /> storage, sales, and distribution of predominantly previously prepared materials,finished products <br /> or parts. Light Industrial land uses would typically have all processing within buildings, require <br /> limited exterior storage,generate limited amounts of truck or rail traffic, and be free of hazardous <br /> or objectionable elements such as noise, odor, dust smoke,glare, or other pollutants. <br /> Samples: <br /> Light Industrial land uses would typically include any of the following that meet the previously <br /> defined criteria: <br /> • Greenhouses,Vegetables&Floriculture <br /> • • Food&Drink Process Plants and Storage <br /> • Manufacturing&Assembly,Light <br /> • Small Shops(Machine,Tool&Die,etc.) <br /> • Other Industrial Structures <br /> • Flex Industrial Center <br /> • Mini Warehouse <br /> • Research and Development Facility <br /> ii.)Heavy <br /> Definition: <br /> Land used primarily in the manufacture and/or processing of products from large bulky, <br /> predominantly raw, extracted or hazardous materials; or use engaged in the storage of <br /> flammable, explosive, or other materials that may pose a threat to public health or safety. Heavy <br /> Industrial land uses may require exterior storage of large equipment or material, be engaged in <br /> outside processing or assembly, generate significant amounts of truck and/or rail traffic, or emit <br /> limited amounts of objectionable elements such as noise, odor, dust, smoke, glare, or other <br /> pollutants. <br /> Samples: <br /> Heavy Industrial land uses would typically include any of the following that meet the previously <br /> defined criteria: <br /> • Foundries&Heavy Manufacturing Plants <br /> • Grain Elevators <br /> • Commercial Warehouses <br /> • • Commercial Truck Terminals <br /> G. Institutional <br /> Definition: <br /> Land used for primarily religious, governmental, educational, social or health care facilities <br /> excluding clinics. <br />
