The City's subdivision regulations allow for approval of a surveyor's <br /> certificate in these situations. A copy of the surveyor's certificate showing the proposed lot split <br /> • is attached. This property currently has 234.98 feet of frontage on Greenwood Drive and is 234 <br /> feet deep. There is a home and garage on the north half of this lot. The applicant proposes to <br /> split off the south 78.01 feet of the existing lot to create an 18,254 square-foot interior lot. Both <br /> dimensions exceed the minimum established by the City's Zoning Code. <br />
