General zoning provisions -- yard requirements <br /> Section 1104.02, Area and building size regulations <br /> Attachments: Planning Application <br /> Zoning Map <br /> • Site, Landscape&Parking Plans (Separate Attachment) <br /> Building Elevations (Separate Attachment) <br /> Planning Commission Resolution 583-99 <br /> Background: <br /> The applicant, Mike Juaire, representing PMJ Group, has requested approval of a development <br /> review for a four-plex to be located at 7613 - 7619 Woodlawn Drive, currently vacant property. <br /> The applicant has purchased this lot through the Ramsey County tax forfeit auction and is also the <br /> owner of the adjoining lot to the west, for which the Planning Commission already recommended <br /> approval of a separate development review. <br /> The elevations provided for the four-plex show a two-story structure built at grade level (no <br /> basements) with the four dwelling units lined in a row. The two middle units will have three <br /> bedrooms and two baths, while the west-end unit, because of the diagonal wall, will have only <br /> two bedrooms and one bath. The east-end unit, while smaller than the middle two, will also have <br /> three bedrooms but only the one bath. All of the units, with the exception of the west-end unit, <br /> will have a two-car tuck-under garage. The west end unit will only have a one-car garage. The <br /> end dwelling units have entrances at the sides of the building while the middle units take access <br /> from the building's front. The utilities (washer, dryer, furnace, etc.) are on the lower level of the <br /> units. <br /> The Planning Commission recommended approval of the development review for the four-plex on <br /> • the adjoining lot at the June 2nd meeting, conditioned upon several modifications being made <br /> concerning the overall site, parking and landscape plans.
