Medtronic Review <br />October 10, 2005 <br />Page 9 <br /> <br />Municipal Coordination <br /> <br />OPUS and Medtronic will be presenting their site plans and preliminary plat to the City of <br />Blaine on October 11 and October 20. Blaine will need to approve any redesign of Coral Sea <br />Street and 82 Lane NE as they are Blaine streets. Blaine has been supportive of the <br />Medtronic development plans and improvements to County Road J and the bridge over 35W. <br /> <br />Future Transportation Issues <br /> <br />The City authorized the preparation of an Alternative Urban Areawide Review (AUAR) of the <br />Bridges site to explore the maximum development potential of the project area. The AUAR <br />includes a mitigation plan based on a full build-out of 1,500,000 square feet of office space <br />which identified the existing and future transportation deficiencies. The transportation <br />improvement plan is being prepared and the improvements will be completed at the same <br />time or before Phase 1 completion. An update to the transportation mitigation plan will be <br />necessary before construction of subsequent phases can be undertaken. <br /> <br /> <br /> <br />Preliminary Plat Issues <br /> <br />The Medtronic CRM preliminary plat, date stamped October 5, 2005, was prepared by E. G. <br />RUD & Sons, Inc. The plat proposes six distinct lots in one block. The lot layout is <br />summarized in the table below. Copies of the Medtronic CRM preliminary plat have been <br />provided to the City’s public works department, the City Attorney and Ramsey County. <br />Ramsey County will forward copies of the plat to MnDOT. <br /> <br /> <br />Table 2.
