• PLANNING COMMISSION <br /> MEMO <br /> To: Mounds View Planning Commission <br /> From: James Ericson, Planning Associate <br /> Subject: Proposed Ordinance 642 <br /> Date: Meeting of October 20, 1999 <br /> Background: <br /> Per the Commission's direction on October 6, 1999, staff has drafted Ordinance 642, and <br /> ordinance which amends the Zoning Code regarding driveways and curb cuts. <br /> The primary change relates to the width of a driveway in the R-1 and R-2 zoning districts. <br /> Instead of the existing 35 foot wide limitation, this ordinance would allow for a driveway as wide <br /> as the garage, plus an additional 12 feet, or 35 feet; whichever is greater. The other change is to <br /> increase the maximum curb-cut to 24 feet from 22 feet. Staff was not sure if there was a <br /> consensus on that, so if the Commission would prefer to retain the 22-foot cut, that part of the <br /> ordinance will be omitted. <br /> • There is one part of the ordinance that staff would like some direction, concerning Section <br /> 1121.09, Sub 5e, concerning driveway widths and spacing on medium density residential <br /> properties. The current specifications staff feels are too restrictions, especially considering what <br /> has been approved in the recent past on Silver Lake Road. Instead of limiting the curb cut widths <br /> to 25 feet, staff feels 16 feet would be more appropriate. Similarly, instead of requiring a <br /> minimum spacing of 40 feet, staff feels that 20 feet would be more appropriate. However, this <br /> still causes problems for twin homes with side by side garages and separate driveways. Single <br /> family homes may have back to back driveways, perhaps requiring even a twenty foot spacing is <br /> unreasonable for twin homes? <br /> The other changes considered by this ordinance are of a housekeeping nature. <br /> Recommendation: <br /> Please review the changes contemplated by this ordinance and direct staff to make any further <br /> revision as the Commission deems appropriate and direct staff to draft a resolution recommending <br /> approval to the City Council. <br /> CT/!',t_e_.4 � l <br /> James Ericson <br /> • Planning Associate <br /> N:\DATA\GROUPS\COMDEV\SPECPROJ\SP074-99\MEMO 1.PC <br />
