Ordinance 642 <br /> Page 4 <br /> • parking areas shall be designed so that circulation between parking bays or aisles occurs <br /> within the designated parking lot and does not depend upon a public street or alley. <br /> Except in the case of single-family, two-family and townhouse dwellings, parking area <br /> design which requires backinginto the public street is prohibited. <br /> Subd. 4. Curb Cuts and Driveway Openings: <br /> a. No curb cut access shall be located less than fifty feet (50') from the intersection of two <br /> (2) or more street rights of way. This distance shall be measured from the intersection of <br /> lot lines. <br /> b. No curb cut access shall exceed twenty trona- our feet(22'24) in width for R-1 and R-5 <br /> residential uses. A thirty foot(30')wide curb cut shall be permissible for R-2, R-3 and <br /> R-4 uses, subject to requirements of subdivision 5e hereof, commercial uses (B-1 through <br /> B-4) and industrial uses (I-1). <br /> • <br /> c. Curb cut openings shall be at a minimum of three feet(3') from the lot line in residential <br /> districts and five feet(5')from the lot line in business or industrial districts. <br /> d. Driveway access curb openings on a public street, except for single-family, two-family <br /> and townhouse dwellings, shall not be located less than forty feet (40')from one another. <br /> e. Each property elevation of any parking area shall be allowed one curb cut access for <br /> each one hundred twenty five feet(125') of street frontage. All property shall be entitled <br /> to at least one curb cut. Single-family uses shall be limited to one curb cut access per <br /> property unless, upon application for a variance of this restriction, the Board of <br />
