The applicant has an <br /> agreement to purchase this site from the property owner, M&E Realty. The City Council has <br /> approved the conditional use permit for this development and Ordinance 631, the ordinance which <br /> rezoned the property from B-2, Limited Business Commercial, to R-4, High Density Residential. <br /> Analysis: <br /> As was discussed at your last meeting, this development meets or exceeds all of the dimensional <br /> requirements associate with a development of this type, in the R-4 Zoning district. <br /> The applicant submitted a memo to staff and the Planning Commission on October 20, 1999, which <br /> responded to issues in the staff report concerning the landscaping, dumpster enclosure plans, <br /> revised elevations and sidewalks. The only issue that was left unresolved from the last meeting was <br /> the location of fire hydrants to service the development. Staff has since discussed this with Kathi <br /> Osmonson, the City's Fire Marshal, who has indicated that because the building will be sprinidered <br /> and the close proximity of the two hydrants, no additional hydrants will be required. The driveway <br /> onto County Road I will be shifted a few feet to the west to accommodate the existing fire hydrant. <br /> • The applicant has indicated that all of the requested changes are being m ade and revised plans will <br /> be presented to the City Council for their final approval. <br />
