5 <br />Premium Stop Redevelopment Area Study <br />City of Mounds View <br />Development Pattern <br />Conventional Suburban <br />Development Pattern <br />Very much like residential areas <br />within close proximity to this site, <br />the development pattern of the <br />Premium Stop Redevelopment <br />Area is consistent with suburban <br />trends. As with most suburban <br />commercial areas, the existing site <br />is characterized by widely spaced <br />buildings set back and isolated from <br />the street in order to accommodate <br />highly visible parking lots. Since <br />land uses are compartmentalized, <br />residents are forced to make most <br />trips by car. As a result, streets <br />and signs have been designed <br />to accommodate the automobile, <br />creating a cluttered environment <br />lacking a distinct sense of place that <br />is not very pedestrian friendly. <br />The ultimate challenge for a <br />suburban environment is to balance <br />the functional needs of vehicles with <br />those of pedestrians, to create a <br />sense of personal safety and comfort <br />while also nurturing a memorable <br />image. The challenge for this <br />particular site also involves defining <br />a focus to the area, reducing clutter, <br />and fostering a sense of community <br />pride. <br />Traditional Community <br />Development Pattern <br />Older, more traditional development patterns include more closely <br />spaced buildings that collectively shape the street corridors and <br />create a more compact, pedestrian-friendly environment. This is the <br />basic development pattern that the City of Mounds View desires for <br />this project which has been articulated as a redevelopment goal. <br />Existing Site Development Pattern
