Mounds View EDA November 23, 2015
Regular Meeting Page 3

than multi-family housing. He did not see a “wow” factor within the proposed plan by The 1
Beard Group. He wanted to see the site become a destination in the City of Mounds View. He 2
was in favor of the City waiting until a special commercial development came along. He did not 3
support splitting the parcel into Phase I and Phase II. He feared there would be little interest in 4
the tiny sliver of commercial land that would remain. 5
6
President Flaherty questioned how much of the site was being proposed for multi-family housing. 7
Executive Director Ericson reported 2 acres of the 4.25-acre site was being proposed for multi-8
family housing. 9
10
Commissioner Meehlhause requested comment from Business Development Coordinator 11
Beeman regarding his thoughts on the Crossroads Pointe property. Business Development 12
Coordinator Beeman reported he has been in contact with 40 developers regarding the Crossroad 13
Pointe property with seven showing real interest. He provided further comment on the proposals 14
from the various developers. He discussed how the market in the north metro would be changing 15
once development began on TCAAP. 16
17
President Flaherty encouraged the EDA to wait and see how the TCAAP site developed before 18
moving forward with the Crossroad Pointe site. He questioned how the EDA wanted to proceed 19
with the site. 20
21
Commissioner Meehlhause supported the proposed two-phased approach. 22
23
Commissioner Hull was in agreement. 24
25
Commissioner Mueller believed the two-phased approach would work in Mounds View and 26
thought the proposed units would provide multi-generational housing for the City’s residents. 27
She understood there was a need for additional housing with amenities for young, urban 28
professionals. She supported the project being done sooner rather than later as she did not want 29
to miss out on a great opportunity and have new residents moving to TCAAP instead of Mounds 30
View. 31
32
Vice President Gunn supported the two-phased approach to the site as proposed by The Beard 33
Group. 34
35
President Flaherty reiterated that he believed the City was jumping the gun but explained he 36
would support the consensus of the EDA. 37
38
8. REPORTS 39
40
None. 41
42
