<br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 741-03 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION APPROVING A VARIANCE FOR A 40-FOOT WIDE GARAGE AND <br />RECOMMENDING APPROVAL OF A CONDITIONAL USE PERMIT TO ALLOW FOR <br />AN EXPANDED 1,110 SQUARE-FOOT GARAGE AT 7850 SPRING LAKE ROAD ; <br />PLANNING CASE NOs. CU03-003 & VR03-009 <br /> <br />WHEREAS, property owners Joel and Linda Whitbeck have applied for a <br />variance and a conditional use permit to expand their existing 720 square foot garage <br />by an additional 390 square feet for a finished total of 1,110 square feet; and, <br /> <br />WHEREAS, the Whitbeck property, located at 7850 Spring Lake Road, is zoned <br />R-1, Single Family residential, and is legally described as follows: <br /> <br />The South 451.21 Feet of Lot 23, Auditors Subdivision No. <br />89, except the East 137.0 Feet of the South 339.21 thereof; <br />Ramsey County, Minnesota <br /> <br />WHEREAS, the Mounds View Zoning Code conditionally allows garages in <br />excess of 952 square feet in area with a maximum accessory building area not to <br />exceed 1,800 square feet; and, <br /> <br />WHEREAS, the Mounds View Zoning Code restricts the width of oversized <br />garages to 35 feet or less; and, <br /> <br />WHEREAS, the proposed expanded garage would be 1,110 square feet, thus <br />necessitating application of a conditional use permit; and, <br /> <br />WHEREAS, the proposed garage would be 40 feet in width, five feet beyond that <br />which is allowed for an oversized garage, necessitating application of a variance; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents <br />regarding this proposal: <br /> <br />a. Planning Application <br />b. Zoning Map <br />c. Proposed Site Plan <br />d. Location Map <br />e. Photographic documentation <br />f. Staff Report <br /> <br />WHEREAS, the Planning Commission held a duly noticed public hearing <br />regarding the variance and conditional use permit requests on Wednesday, October 15, <br />2003. <br />
