These <br /> improvements include: <br /> • Plumbing and electrical repairs <br /> • Heating, air conditioning, ventilation system, and chimney <br /> • Lead or asbestos abatement <br /> • Handicapped accessibility improvements <br /> • Carpeting and other floor coverings <br /> • Roofing <br /> • Painting <br /> • Siding <br /> • Trim <br /> • Window replacement and updates <br /> • Replacement of Doors <br /> • Masonry work <br /> • Steps <br /> • Driveways <br /> • Garage repair,replacement or new construction <br /> • Garage electrical (line extension, lights, outlets, door opener) <br /> • Exterior electrical (motion sensor lights, sidewalk lights, yard lights, door <br /> bells) <br /> • Exterior plumbing (such as sprinkler systems) <br /> • Sidewalks <br /> • Gutters <br /> • Landscaping projects that are permanent improvements, such as trees, bushes, <br /> sod, terracing, etc. <br /> • Other projects that are approved through MHFA loan guidelines <br /> Ineligible Improvements <br /> • Saunas <br /> • Decks and patios <br /> • Gazebos <br /> • Hot Tubs <br /> • Non permanent landscaping fixtures such as swing sets, bird feeders, potted <br />
