Planning Cases <br /> <br />A. VR2017-001 – PUBLIC HEARING: Resolution VR2017-17: Approval of a <br />Variance to Allow a 3.5’ side yard setback for a driveway for property <br />located at 5211 Sunnyside Road <br /> <br />Planner Sevald stated the applicant, Tracy Henry, is requesting a Variance to reduce the side <br />yard setback from 5’ to 3.5’, to install a driveway beside a garage. This driveway will be used to <br />store an RV trailer. The property includes a house with an attached two-car garage. The garage <br />(excluding roof eve) is approximately 15’ from the side yard property line. The applicant’s intent <br />is to have a driveway wide enough to park the RV without hitting the roof eves, thus, the <br />driveway would be 10’ wide, beyond the roof eve. The minimum side yard setback for a <br />driveway is 5’. The maximum width of a driveway is 35’ or the width of the garage plus 12’, <br />whichever is greater. It was noted the proposed driveway would be 28’ wide. Staff recommended <br />the Planning Commission hold a public hearing and approve the variance as requested. <br /> <br />Commissioner Klander asked if the property pins were located for this site. Planner Sevald <br />stated the pins were not found. He explained the City does not require a certified survey to be <br />completed for Variance requests. He indicated Ramsey County aerial photos were used for <br />measurements, along with the fence. <br /> <br />Commissioner Klebsch questioned if the City required the new driveway to run the full length of <br />the garage. Planner Sevald stated this was not a City requirement. <br /> <br />Chair Stevenson opened the public hearing at 7:19 p.m. <br /> <br />Chair Stevenson closed the public hearing at 7:19 p.m. <br /> <br />MOTION/SECOND: Commissioner Klebsch/Commissioner Klander. To approve Resolution <br />1077-17, a Resolution Recommending Approval of a Variance for a Reduced Side Yard Setback <br />from 5’ to 3.5’ for a driveway at 5211 Sunnyside Road; Planning Case No. VR2017-001. <br /> <br />Commissioner Monn asked if the applicant has been in communication with his neighbor <br />regarding the driveway addition. Tracy Henry, 5211 Sunnyside Road, explained he has spoken <br />to this neighbor and has offered his full support for the driveway expansion. He indicated he <br />would not be driving off of the parking pad and noted he had nine inches of wiggle room. <br /> <br />Commissioner Monn questioned if the RV would be covered. Mr. Henry stated he did cover his <br />RV. <br /> <br /> Ayes – 7 Nays – 0 Motion carried. <br />_____________________________________________________________________________ <br /> <br />6.
