Planning Cases <br /> <br />A. Continuation: DE2006-005 and MA2006-003: Consideration of a Preliminary Plat <br />for the Knollwood Place Townhouse Development, Applicant: Integra Homes, <br />Address: 12721 Overlook Drive, Dayton, MN <br /> <br />Planning Associate Heller reported on the continuation of a preliminary plat for the Knollwood <br />Place Townhome development. She informed Commissioners that Integra homes agreed to <br />install two additional yard lights at the street bend between buildings two and three, and four and <br />five. She indicated these smaller streetlights would offer additional lighting throughout the site <br />while not extending light into the neighboring properties. <br /> <br />Planning Associate Heller reported on the concern with having only one entrance/exit point for <br />the development. She stated she spoke to a Ramsey County traffic engineer about the concern <br />and was told the County had no rules or regulations determining the number of access points a <br />development needs. She stated the County leaves the decision up to the Fire Department and <br />would rather see access consolidation than additional driveways on County Road 10. Planning <br />Associate Heller mentioned the engineer looked at the site plan and determined the driveway was <br />exactly where the County would like it located. She also pointed out a stop sign is required at <br />the driveway for traffic exiting the development onto County Road 10. <br /> <br />Planning Associate Heller indicated the City’s consulting engineer, Bonestroo, did a great job <br />reviewing the plans and addressing items for inclusion to the site plan. She reported the parking <br />plan exceeds City Code requirements, therefore, additional parking would not be added, but all <br />other recommendations by Bonestroo would be addressed. <br /> <br />Commissioner Miller asked for the individual townhome driveway length. <br /> <br />Planning Associate Heller replied each townhome would have four parking spaces with two in <br />the garage and two on the driveway pad. <br /> <br />Planning Associate Heller reported receiving a call from a neighbor on Sherwood Place <br />requesting the privacy fence on the west side of the site be extended along the entire north end of <br />the development. She indicated the neighbors would at least like the chain-link fence currently
