Planning Case PD2005-001. Review and Consideration of the General Concept Plan <br />for a Proposed Residential Planned Unit Development at 2901 and 2925 County <br />Road 10. Applicant: Integra Homes <br /> <br />Planner Prososki reported that Ron Lillestrand, representing Integra Homes, originally requested <br />City approval of a general concept plan to construct twenty-one townhouse units at 2901 and <br />2925 County Road 10. She stated that the request was brought before the Planning Commission <br />during a public hearing at the May 4, 2005 meeting. She indicated that after reviewing the <br />general concept plan and taking testimony from the applicant and the surrounding property <br />owners, the Planning Commission expressed disapproval of the general concept plan for the <br />townhouse development. <br /> <br />Planner Prososki explained that the applicant stated that he would attempt to look at alternative <br />plans. She indicated the applicant is now requesting that action be tabled on this item in order to <br />provide additional time to look at alternative development concepts. She stated that should the <br />Planning Commission choose to take action now, Staff has drafted a resolution recommending <br />denial of the general concept plan, which would be forwarded to the City Council. <br /> <br />Chair Stevenson commented that since the applicant did not pull their application the Planning <br />Commission is charged with either denying the request or tabling the case and allowing the <br />applicant to make changes as he sees fit. <br /> <br />Commissioner Zwirn stated he would vote to table the request. <br /> <br />Commissioner Scotch agreed. <br /> <br />Commissioner Miller asked if the case would have to start over if it were denied. <br /> <br />Planner Prososki stated on general concept plans there is more flexibility. She indicated the <br />Planning Commission can table this and allow the applicant to come in with something else. <br /> <br />Commissioner Zwirn asked if the applicant would have to pay another application fee. <br /> <br />Planner Prososki indicated there would not be an additional fee. <br /> <br />Commissioner Miller asked if they were under the 60-day time limit. <br /> <br />Planner Prososki stated Staff would write a letter requesting an additional 60 days so the <br />proposal is not automatically approved. <br />
