Public Hearing and Consideration of a Conditional <br />Use Permit to Construct an Oversize Garage Consistent with City Code <br />Requirements. <br /> <br />Community Development Director Ericson reviewed the staff report indicating the applicant, <br />Tom Hansen, 7069 Pleasant View Drive, is proposing to construct an oversized garage <br />associated with the new home. This new home, with a footprint of 2,000 square feet, would <br />replace a home that was recently demolished. The proposed garage is 1,082 square feet of which <br />about 140 feet is a designated workshop considered “accessory space”. Anything beyond 952 <br />square feet must go through a conditional use permit application process. <br /> <br />Director Ericson stated the zoning code requires that the Planning Commission review and <br />address any potential adverse effects. Each of these potential adverse effects has been satisfied. <br /> <br />Director Ericson noted the Planning Commission has received one positive inquiry from a <br />nearby property owner. He recommended the Planning Commission consider the request <br />favorably and approve the resolution. <br /> <br />Chair Stevenson opened the public hearing at 7:08 p.m. <br /> <br />Commissioner Zwirn asked if the shop would be partitioned. He also asked what the shop would <br />be used for and would there be any painting or bodywork done. Lisa Hansen, 7069 Pleasant <br />View Drive, stated there would be a partition wall between the garage and shop. She indicated <br />the shop would be for personal use such as carpentry projects but no painting or bodywork. <br /> <br />Chair Stevenson stated he had concerns, too, about the nature of work in the shop. <br /> <br />Commissioner Miller asked about the start date. Mrs. Hansen stated they are waiting for the <br />permit, and if it is received this week, the project will begin this Monday. <br /> <br />Chair Stevenson closed the public hearing at 7:09 p.m. <br /> <br />MOTION/SECOND: Zwirn/Miller. Public Hearing and Consideration of a Variance <br />Request for Reduced Parking Lot and Driveway Setback at the PAK Building. <br /> <br />Community Development Director Ericson reviewed the staff report indicating the subject <br />property is a small commercial lot improved with a one-story concrete block building (the <br />“PAK” Building).
