Planning Case VR02-012 Community Development Director Ericson reviewed the variance request for the Commission explaining that a previously existing driveway was reconstructed up to the property line. He then indicated that the neighboring property owner has no issue with the driveway as constructed. Director Ericson reviewed with the Commission the hardship requirements and how Staff feels those can be met. He then explained that there were exceptional or extraordinary circumstances as there are a number of properties in the same situation. He further commented that the City’s Code was changed to allow for previously existing curb cuts to remain and this is a similar situation. Director Ericson indicated that, based on the seven criteria, Staff feels the hardship standards can be met and Staff recommends approval. Commissioner Miller asked whether the one-foot requirement was to allow for a discrepancy in the property line. Director Ericson indicated that was the part of the rationale behind the requirement. MOTION/SECOND: Miller/Zwirn. To Approve Resolution 716-02, a Resolution Approving a Variance for a Driveway to be Located up to the Property Line at 2256 Lois Drive. Consideration of Resolution 717-02, a Resolution Establishing the 2003 Meeting Schedule of the Mounds View Planning and Zoning Commission Community Development Director Ericson indicated that Staff has proposed amending the schedule for January as the first Wednesday in January is New Year’s Day. Staff has proposed to meet on January 8, 2003 and January 22, 2003. He then said that there are no planning issues pending before the Commission and it may not be necessary to meet on January 8, 2003. Chair Stevenson asked that the meeting be scheduled and Staff use their discretion as to whether the meeting should be canceled. MOTION/SECOND: Stevenson/Song. To Approve Resolution 717-02, a Resolution Establishing the 2003 Meeting Schedule of the Mounds View Planning and Zoning Commission. Ayes – 6 Nays – 0 Motion carried. Director Ericson indicated that there may not be any issues before the Planning Commission for the December 18, 2002 meeting. Chair Stevenson indicated it would be up to the discretion of Staff whether to cancel the meeting. ______________________________________________________________________________
