Planning Case No. CU00-004 <br /> <br />Property Involved: 2832 Woodale Drive <br />Public Hearing, Discussion and Consideration of Resolution 617-00, a Resolution <br />Recommending Approval of a Conditional Use Permit for a 1,248 Square-foot Oversized <br />Garage. <br />Applicant: Thomas Stampfle <br /> <br />The applicant was present. <br /> <br /> <br />Planning Associate Ericson gave the staff report as follows: <br /> <br />The applicant, Thomas Stampfle, is requesting approval of a conditional use permit to construct <br />a 1,248 square-foot garage on his property located at 2832 Woodale Drive. The heavily wooded <br />37,000 square-foot lot is well maintained and improved with an older, one and a half story house <br />and a small two-car garage, which is attached to the home by a breezeway. The existing garage <br />will be demolished to make room for the proposed garage, which would be built in the same <br />location in the side yard. There is a small 10 by 10-foot shed on the property, which is located <br />deep in the woods, and does not adequately serve the applicant’s storage requirements. <br /> <br />Planning Associate Ericson provided the Commission with photographs of the subject property, <br />and advised that with every conditional use permit request, the Planning Commission examines <br />the adverse affects of the proposed use. He indicated all of the lots in this area are larger, and <br />very heavily wooded. He stated there is significant screening on the subject lot in the form of <br />mature trees, and a privacy fence along the east side property line. He noted that the property <br />owner to the east previously constructed a larger garage, and the Commission was aware of that <br />property. <br /> <br />Planning Associate Ericson stated it appears that the proposed use would not adversely affect <br />any of the adjacent property owners or the neighborhood in general, and staff is of the opinion <br />that this proposal would actually improve the subject property and be a good addition to the <br />neighborhood. He stated staff has drafted Resolution 617-00, which recommends approval of <br />the conditional use permit with stipulations that are present with any similar use including that <br />the resolution be recorded with Ramsey County, and the garage shall not be used for living space <br />or other uses not allowed in the Zoning District. He advised that no other sheds or accessory <br />buildings shall be allowed on the property, with the exception of the small shed which already <br />exists, and the garage shall be designed and maintained to be aesthetically pleasing and
